I learned about all my mistakes after a very bad experience.  If I had known earlier this would never have happened.   Perhaps others who find this site can avoid the traps I fell into. Scroll down to learn from my mistakes:

DO get at least three independent references but

 

DON'T TRUST THEM

DON'T TRUST THE CONTRACTOR TO STICK TO THIS CONTRACT
